Landlord Quick Tip

Tip #118:  Keeping Tabs

searchingMore and more cities across the country are holding landlords responsible when criminal activities occur on rental properties.

In addition to potential fines, these activities–like drug manufacturing, also cause extensive damage to the property, which may not be insured.

One key property management responsibility that is easy to lose track of is routine property inspections.

Landlords can set up a schedule for inspections in the lease, but still need to give the required notice–typically 24 hours, before entering the property for non-emergency visits.

Just knowing the landlord is watching can deter some tenants from causing damage.
