The Habitat Co. Incorporates COVID-Era Renter Preferences in Hubbard Place Renovation

Upgrades to the Chicago luxury high-rise include a new entertainment lounge and co-working space.

Multifamily developer and property manager The Habitat Co. has completed its two-year renovation of Hubbard Place, a 43-story luxury residential tower in Chicago’s River North neighborhood, with a focus on upgrades to its amenity spaces.

Hubbard Place, developed by The Habitat Co. and opened in 2013, features 450 studio, convertible, one-bedroom, and two-bedroom apartment units. The building’s amenities had initially closed for renovations in 2019, but most of the work was done after the COVID-19 pandemic took hold in 2020.

Given this timing, Habitat and commercial interiors firm Loren Stanton adapted some of the amenity renovation plans to fit the needs of renters working from home in their apartments.

“When Hubbard Place first opened, the building’s extensive common spaces led the charge among Chicago’s Class A buildings in what many began calling the ‘amenity race,’” says Matt Fiascone, president of The Habitat Co. “Since day one, the amenity spaces have proven to be so popular among our residents that it made for a fairly easy decision in 2019 to give these common areas a refreshing with new furniture and updated interiors. Little did we know our timing would coincide with a pandemic, but that actually worked to the advantage of our residents and allowed us to adapt the spaces to address lifestyle changes that emerged due to the pandemic.”

Under this new plan, the existing ninth-floor co-working spaces became a top priority of the renovation project. The space, pictured above, now features individual booths for independent work, all surrounding a conference table for small group collaboration. USB ports, big-screen televisions, and phone chargers are available throughout.

The ninth floor also features a new entertainment lounge, created by taking down the wall between two separate rooms that once housed a movie theater and a business lounge. Residents can take advantage of multiple well-spaced seating areas, a large-screen TV and viewing area, and an entertainment kitchen with an island and dining tables, a pool table, and a large, wall-mounted Scrabble board.

The building’s fitness center has also been refreshed, with new equipment selected based on resident feedback as well as a new green wall and furniture for the indoor spa, sauna, and steam room. Additional amenities include a pet walk area, a dog wash station, and indoor garage parking, including EV charging. Private units feature oak flooring, Snaidero designer kitchen cabinetry, stainless steel appliances, LED lighting, solar window shades, walk-in closets, and in-unit laundry.

“The past year really magnified the importance of home and what our residents need within the four walls of their building,” Fiascone says. “We were fortunate to be able to use our renovation timeline to give residents multiple areas throughout Hubbard Place that respond to the new demands and definition of home and provide functional and stunning spaces they can enjoy for work or play.”
