5 Social Media Posting Ideas

Do you ever get stumped about what to post on your apartment community’s social media feed? Coming up with consistent posts and fun apartment marketing ideas for Facebook, Instagram and any digital marketing for apartments can be exhausting for already busy property managers.

That’s why I’ve outlined a few of my favorite types of posts to increase traffic to your apartment community. A healthy feed includes posts that help drive traffic and keep current residents engaged. For this post, we are focusing on posts that help sell your community. I’ll share engagement posts in a future blog.

#1. SPOTLIGHT FLOOR PLANS OR MAKE A SWIPEABLE, VIRTUAL TOUR

  • Taking picture of pool to post shutterstock_1940715064 This would be a great carousel post or virtual tour video.

  • If doing a carousel post, the first image could say, “Sneak peek at our _______ [insert floor plan].” Then follow it up with nice interior pictures of the units.

  • Include a great CTA, call to action, like inviting them to tag someone in the comments that would love this space.

  • Don’t forget to invite prospects to contact your apartment community.

  • Provide the best way to contact you in your social media post.

#2. HIGHLIGHT A COMMUNITY AMENITY

  • Focus on amenities that make sense for the season you are in. For example, a pool in the summer is a great idea. If it’s not useable in the winter, maybe pick something else, like a fitness center.

  • In the caption make sure to highlight how this amenity solves a pain point your prospective resident might have.

  • Showcase photos of your actual amenity.

  • Bonus: show someone from your onsite team using the amenity featured.

#3. FEATURE A RESIDENT TESTIMONIAL

  • Nothing helps sell your apartment community more than social proof from a resident testimonial.

  • A variety of testimonials work great to build trust among your prospective renters.

  • Here are a few examples:

    • Screenshot portions of an email or text testimonial that you’ve received from a resident.

    • Ask a resident for a quick video testimonial while they are in the office. Offer to take the video.

#4. ANSWER AN FAQ THAT YOU RECEIVE OFTEN FROM PROSPECTIVE RENTERS

  • Have any questions shutterstock_728377855 Keep a document of the questions prospects ask when they tour your community in person.

  • Create a series of FAQ posts to address those questions that help close the sale.

  • Share these posts on your Instagram stories and then save them to your FAQ Highlights to easily refer prospects there in the future.

  • Recycle your content by regularly re-sharing your FAQs.

  • Post the answers to the FAQs on a Facebook album.

  • If you record these videos with the free platform Loom, you can send them via email.

#5. HIGHLIGHT A COMPANY FROM YOUR COMMUNITY’S PREFERRED EMPLOYER LIST

  • Highlight your entire preferred employer list and tag the companies in the post.

  • Post about each preferred employer individually to spotlight

  • Talk about the specific benefits of your community for that preferred employer such as location, discounts, etc.

Yes, these will take a little bit of time and effort. But remember, marketing your apartment community on social media is a free way to advertise your community. These platforms allow you to market your apartments for free. These marketing techniques can keep traffic coming to your community year-round, even in the slower fall or winter seasons.
