If you want to receive the rent on time, and you don’t use an electronic payment service, get in the habit of billing your tenants.
In our heavily automated world, many tenants simply lose sight of the fact that the first of the month is approaching. A reminder can make a difference.
An added benefit: sending monthly correspondence keeps you in front of your tenants, which is good service. Having your name and phone on a recent invoice makes it easier to find you, and it also reminds your tenants to call you as soon as they notice the need for repairs.
Many landlords report that including an envelope for the return payment helps keep the tenant on time.
