Tip #201: Keeping Spore

The wet months of winter are one of the best times of year for mold spores to grow and expand.

Moisture, coupled with poor ventilation is all it takes to produce a mold outbreak, and the resulting costs to fix it.

Left unchecked, mold can damage the property’s structure, and cause health problems for tenants.

Landlords have the responsibility of keeping mold at bay, but they can’t do it alone. Tenants need to pitch in and eliminate the situations that cause the problem in the first place.

Put some onus on your tenants by including a Mold and Ventilation Lease Addendum, available on AAOA’s Landlord Forms Page.

This lease addendum does the work for you by spelling out the tenant’s responsibilities when it comes to mold prevention and management. The result is cleaner units, less money lost treating mold, and fewer tenant disputes.

Mold is a serious problem that is regulated in many states. Be sure to check your local laws for additional mold disclosure requirements.
