Tip #94: Setting the Stage

landlord helpIf you want to find the right renters to fill a vacancy quickly and efficiently, consider home staging strategies.

Professional stager  Beverly Carlson, with Carlson Properties in Abilene, Texas,  finds that rental property staging more than pays for itself if it saves extra time with a vacancy, and allows you to get top rent for the property.

Her suggestion:  rent a living room suite to showcase how good the rental could look.

Carlson finds that rental companies will handle all the heavy lifting to move in and move out the furniture for one easy fee, which is likely less than you would spend on a week’s rental ad.

Take a look at this example of rental home staging.  This property was rented for $1,295, and by staging it, the owners got their rent rather than an extra month of vacancy.
