I don't what side of the world you are living on but it must be very nice if you are recieving 4800.00 for a 90 yr old home. I have several rental properties and they are all in nice neighborhoods and I have had to lower my rent in order to keep the present tenants. Your wording might be wrong in stating you want your own expenses covered. Most person's rent for tax purposes and that is their investment. the end of the year write-off and good tenants will keep your property in good condition. I hope that you have another source of income because the rental business is going in the direction as any other business.....down due to the economy, affordability is the key make your rent reflect your taxes, insurance and minor repairs and/or agree to go 50/50 on repairs over $250.00 I hope I helped at least a little, if not, God speed.
