IT IS THE JOB OF THE GOVERNMENT TO HELP  THOSE CITIZENS WHO ARE UNABLE TO PROVIDE FOR THEMSELVES AND WHO QUALIFY .  IF YOUR RESIDENTS HAVE FINANCIAL ; OR HEALTH; OR FAMILY 
PRIBLEMS YOU SHOULD HAND THEM A RESOURCE BOOKLET WITH ALL THE NAMES AND NUMBERS OF SOMEONE IN GOVERNMENT OR IN A NON PROFIT WHO CAN HELP.

SECOND ERROR------------- WHILE THE TV SHOW &quot;I LOVE LUCY&quot;  WILL BE OK FOR SOME LAUGHS IN THE REAL WORLD THAT L/L  TENANT INTERACTION IS A SURE FORMULA FOR DISASTER.

THIRD ERROR.......    EVERY TENANT MUST HAVE A WRITTEN LEASE THAT PROTECTS YOU AND YOUR INVESTMENT. IF THE TENANT DOES NOT LIKE YOUR RULES AND REQUIREMENTS THE TENANT SHOULD NOT RENT THE UNIT. IT IS ABSOLUTLY CRITICAL THAT THE FUTURE TENANT SEES AND UNDERSTANDS AND ACCEPTS YOUR RULES BEFORE HE MOVES IN . IT IS TOO LATE TO CHANGE THE RULES AFTER OCCUPANCY BEGINS


FOURTH MISTAKE.......IF ECONOMICALLY AND PHYSICALLY POSSIBLE DO NOT RETAIN ANY OF THE EXISTING TENANTS. THEY LEARNED OLD AND PROBALLY BAD HABBITS FROM THE FORMER OWNWER.  THE NEW OWNER HAS A DIFFERENT MANAGEMENT STYLE. YOU CAN&#039;T TEACH AN OLD DOG NEW TRICKS.

IN CONCLUSION NO OWNER SHOULD GIVE ANY TENANT A GRACE PERIOD. RENT IS DUE AND PAYABLE ON THE FIRST OF EACH MONTH. LET MACY&#039;S WAIT BUT I WANT MY MONEY NOW.</description>
