		<description>Great retention ideas. What has worked best for tenant retention for me is simply talking to the tenants and asking them why they are leaving and if there is anything I can do to change their mind. It is incredible what change can happen when people feel needed and appreciated.

At a larger complex I worked at we left new tenants a little gift in their kitchen. A small container with a few things like dish soap, a scrub, dish towel and a card. The cash value was about $5 but they were so happy when they saw this and I think it made them feel a lot more positive about their new home and want to stay longer.</description>
