The Tricks of Home Staging for Your Rental Showing

What’s All the Fuss About Home Staging?

Baking cookiesFluffy towels in the bathroom, cookies baking in the oven, or beer in the ‘fridge and burgers sizzling on the grill.  Advice for home staging can depend upon individual tastes. But despite the variables on exactly how to stage each home, there is one constant:

When it comes to selling homes, staging works!

FACT: Staged homes sell faster and for more money than vacant homes.

Staging works because it helps a prospect see themselves in the home. If it works to sell a home, it will help you rent it as well.

Here are some easy staging tips to follow:

  • Create an atmosphere out of vacant walls. Vacant homes require the prospective tenant to imagine how each room may work for them. Not all floorplans are conducive to this investigation. Create a vision for each room to show how will it be used.  Something as simple as cookies or fruit in the kitchen conjures the fun of guests for dinner.  If you guide them with a few sensory clues, you improve your odds for a quicker close.
  • Engage all the senses.  How does the unit smell?
  • Go for mass appeal. Neutral and serene win the most votes. Clean, uncluttered, updated with natural light pleases most, so open those simple, clean-lined draperies or blinds and let the sun in.
  • Curb appeal is the first impression.  It needn’t be fancy, just tidy, neat, with no work to be done.
  • Keep the windows clean.
  • Rental furniture is a great tool to make an empty den or bedroom jump to life.
  • Make sure all common space is usable.  Don’t store your stuff in the closets or garage.
